Valley Ranch Center
In regard to the documents you provided which address the 30'
fire lane dedication and public utility easements, staff has no
objection to the fire lane dedication or the public utility
easements as long as the public utility easement is for those
v~tility franchises within the City of Coppell.
In discussion with my staff it has been indicated that the developer
and other parties have been made aware that all on site utilities
are private and no utility easements for water and sanitary sewer
are being dedicated to the City of Coppell. They were also advised
at time of platting the metering facilities would need to be
designed and capable of providing both fire and domestic service.
If you have any questions regarding this matter, please contact
me directly.
