CONSULTING ENGINEERS April 12, 1989 Mr. Russ~l Doyle, City of/Coppell P.O. ~x 478 Copp~ 1, TX 75019 City Engineer Re: Valley Ranch Center Drainage Map & Construction Plans DRC - Engineering (Revised) Dear Mr. Doyle: We have reviewed the above referenced plans for Valley Ranch Center and offer the following comments: We have no objections to the revised drainage areas on this site along the Belt Line Road (E-W) frontage. The changes appear to be minor and generally consistent with the original drainage areas identified in the Belt Line Road (E- W) project, and thus, should not adversely affect that design. We understand from the applicant that the 27" lateral for drainage area A-2 is currently planned to be tied into the proposed 8'x5' RCBC by Dallas County under the Belt Line Road Improvements project, therefore, we have no objections as it is shown. We understand that coordination is required between Dallas County and Dunning Development, Inc. for the removal of the proposed entrance headwall in drainage area C-2 at the southeast corner of the Dunning tract. The 18" RCP will provide drainage for the property immediately east of this site until the County can have the 10'x6' box culvert installed. When the 10'x6' RCBC is installed, it is planned for the County to cut a swale parallel to the 10'x6' RCBC to drain the property east of this site to the south. At this time, in addition to the entrance headwall being removed, the 18" RCP can be plugged. 17103 Preston Road · Suite 100 · LB Il8 · Dallas. The applicant, Dallas County, the City and Ginn, Inc. are all aware of the backwater effects that are present on this site, as it is currently designed, due to the 100 year water surface elevation at the outfall of the Belt Line Road (E-W) storm sewer system and the associated flooding that will occur in the parking lot of Valley Ranch Center as a result. The 12" waterline in MacArthur Blvd. needs cut and blind flanged just north of the Grapevine Creek bridge in order to isolate the City of Irving's water distribution system from the City of Coppell's system. Applicant should reference the original construction plans submitted by Albert H. Halff & Associates, Inc. and approved by the City of Coppell on December 22, 1987 for the necessary details required. Upon the above changes being accommodated, we have requested the applicant to resubmit 3 sets of plans to your office for staff's further review and advisement to your office regarding status for approval and construction.
