PUBLIC HEARING BEFORE THE CITY COUNCIL OF THE CITY OF
IRVING, TEXAS, TO CONSIDER APPLICATION FOR ^ CHANGE IN
ZONING CLASSIFICATION, AMENDMENT OF COMPNEHENSIVE ZONING
ORDINANCE AND ZONING MAP.
Notice is hereby given that a public hearing will be held by the City
Council of the City of Irving, in the Council Room of the Civic Center
Complex, 825 West Irving Boulevard, Irving, Texas on April 13, 1989 at
7:30 P.M. to consider application for a change in zoning on the
hereinafter described property.
Case No. 89-3987 requests a zoning change from C-O (commercial office) out
of Ordinance No. 1144, passed November 5, 1964 to R-MF-2 (multi-family)
and/or any other district which is more restrictive by area requirements,
land use and height out of Ordinance No. 1144, passed November 5, 1964, on
a tract of land out of the Singleton Thompson Survey, Abstract #1493, the
same being more fully described as follows:
All that certain tract, piece or parcel of land, lying
and being situated in the County of Dallas, State of
Texas, described in Exhibit "A" attached hereto and made
a part hereof for all purposes to which reference is here
made for a more particular description of said property.
This property is located on the west side of MacArthur Blvd., between
Ranchview and the north city limits line.
The Planning and Zoning Commission recommended favorably.
This public hearing is held for the purpose of considering the application
as an amendment to the Comprehensive Zoning Ordinance of the City of
Irving, Texas, passed November 5, 1964, and the Official Zoning Map.
All citizens or interested parties desiring to be heard concerning this
zoning change may speak. Letters, petitions or documents must be filed
with the City Secretary, twenty-four hours before the public hearing.

BEING a tract of land situated in the Singleton Thompson Survey,
Abstract No. 1493, City of. Irving,-Dallas County, Texas and being part
of a tract of land conveyed to Trtlmnd/Northsted Joint Venture by deed
recorded in Volume 82118, Page 0213, Deed Records of Dallas County,
Texas, and being more particularly described ms follows:
CONMENCING mt m found Iron rod in the south line of Belt Line Road (a
120 foot right of way), said point being In the west line of the
Singleton Thompson Survey, end said point being the northwest corner of
the said Trlland/Northsted trmct; Thence, the following courses and
distances with the west line of the said Singleton Thompson Survey and
the west line of the Trlland/Northsted tract: S 0 o 01'27" W, a
distance of 9?.43 feet; S 0o10'00" W, e distance of 699.03
feet; S 0 o38,28m E, a distance of 286.88 feet; S 0 0 17'36" W, a
distance of 56.89 feet to a found iron rod for the POINT OF BEGINNING;
THENCE, N 83°$5'10" E, a distance of 434.01 feet to a found iron rod in
the westerly line of MacArthur Boulevard (a 110 foot right of way),
said point lying tn a circular curve to the left with a central angle
of ~ o45, 32", a radius of 1,135.O0 feet, & chord bearing of
S 19006'36" E and m chord distance of 193.08 feet;
THENCE, Southeasterly, with the westerly line of MacArthur Boulevard,
along said curve, an arc distance of 193.32 feet to a point for a
corner;
THENCE, S 83 o 35~10- W, departing the westerly line of MacAr~hur
Boulevard, a distance of 496.64 Teet to a point in the west line of the
said Triland/Northsted tract and in the east line of a tract of land
