West - Vacant; LI zoning
COMPREHENSIVE PLAN:
The area of MacArthur Blvd. and Beltline Road has been
designated as a special land use category for mixed uses since it is
considered as a gateway into the City.
ANALYSIS:
The church is proposing an 18,000 square foot facility in phase
one of the development. Due to the square footage of the facility,
the fire department requires the building to be fully sprinklered.
Because of the future phase II expansion, all temporary fLre lanes
must be composed of grasscrete or any other approved temporary
all-weather surface. If a temporary surface is used as a fire lane,
then it should be utilized by Fire Department only.
Staff has no major objection to the approval of the preliminary
plat, but would like to add a condition that; as new buildings are
added to the platted site, fire lanes must be mplatted prior to
cons~'uction of any additional structure.
