HEARING DATE: December 16, 1993 January 11, 1994 LOCATION: Along the south side of Beltline Road, approximately 825 feet east of MacArthur Blvd. SIZE OF AREA: 7.5 acres of land CURRENT ZONING: (LI) Light Industrial REQUEST: Approval of a preliminary plat APPLICANT: Mr. Jim Riley Brockett~-Davis-Drake 3535 Travis Suite #100 Dallas, TX 75204 HISTORY: No history on this parcel. TRANSPORTATION: This two-acre site has frontage on and access to Beltline Road which is classified as a primary six-lane divided thoroughfare. Item 12 SURROUNDING LAND USE & ZONING: North - Vacant; MF-2 zoning South - Vacant; Grapevine Creek Channel East - Vacant; Proposed Self-storage facility West - Vacant; LI zoning COMPREHENSIVE PLAN: The area of MacArthur Blvd. and Beltline Road has been designated as a special land use category for mixed uses since it is considered as a gateway into the City. ANALYSIS: The church is proposing an 18,000 square foot facility in phase one of the development. Due to the square footage of the facility, the fire department requires the building to be fully sprinklered. Because of the future phase II expansion, all temporary fLre lanes must be composed of grasscrete or any other approved temporary all-weather surface. If a temporary surface is used as a fire lane, then it should be utilized by Fire Department only. Staff has no major objection to the approval of the preliminary plat, but would like to add a condition that; as new buildings are added to the platted site, fire lanes must be mplatted prior to cons~'uction of any additional structure. 1) Approve the preliminary pht 2) Deny the preliminary plat 3) Modify the preliminary plat ATTACHMENTS: 1) Preliminary plat 2) Landscape plan 3) Vicinity map
