Valley R Plaza 1P-CS 920812 Winkelmann &Associates, Inc. August 12, 1992 PUBLIC WORKS City of Coppell P.O. BOX 478 1_~ _ I~'L~U n '~./~ ~¢(~) ~,~,..~ ~est corner o~elt Line Road and Mac~h~IJ~u~ Per our telephone conversation last week, I have prepared this letter and attached exhibits in order to convey questions desires on behalf of our client. At your convenience, we would like to schedule a meeting to be held at your office to discuss the following: 1. Proposed median opening and westbound left turn lane on Belt Line Road We propose that a median opening and westbound left turn lane be placed on Belt Line Road to service the above mentioned property at a proposed mutual drive along the common westerly property line (refer to attached EXHIBIT "A" for schematic layout). We would like for you to review this layout and provide any comments which you may have. Please advise us of the process or steps required in order to obtain approval of this layout and assurance that it will be accounted for during the design and construction phases of the planned Belt Line Road expansion. 2. Proposed mutual drive between Tract A and Pad D We propose that a mutual drive be placed between Tract A and Pad D to provide a point of access from MacArthur Boulevard (refer to EXHIBIT "A" for schematic layout). If two drives are allowed for Tract A solely within its MacArthur frontage, only one point of access would be allowed for Pad D per current City of Coppell drive spacing requirements. With the mutual drive which we propose, all lots would be allowed two points of access. We would like for you to review the attached layout and provide any comments which you may have. Please advise us of the process or steps required in order to obtain approval of this layout and assurance that it will be accounted for in future City review processes. 12800 Hillcrest Rd., Suite 200 Dallas, Texas 75230 (214) 490-7090 Fax (214) 490-7099 Page 2 3. Proposed sanitary sewer line dedication We propose to dedicate the existing 6" sanitary sewer line which runs south to north through the center of the above mentioned property (refer to attached EXHIBIT "B" for schematic layout) to the City of Coppell. Utility easements have already been dedicated for this line. We understand that the City of Coppell requires T.V. testing and a one (1) year maintenance bond prior to their acceptance of existing lines. Please provide any required City specifications to be used for T.V. testing of this line along with specific requirements for the maintenance bond. Also, we need to know if a private consultant or city crews will be required to carry out the T.V. testing. If you have any questions, or if we can be of futher assistance, please feel free to contact us. Thank you for your attention to these matters. Sincerely, WIB~%NN & ASSCOCIATES, INC. Randy N.
