Re: Landscape Plans Villages of Coppell Phase III & IV
Dear Ms. Daneshmand:
Thank you for the opportunity to meet with you and Rick Wheland to update you
on the status of our subdivisions in the Lakes of Coppell. Pursuant to our meeting
I have revised the final landscape plans for the Villages of Coppell. As we discussed,
we originally envisioned planting a row of photinias along the alley right of way,
adjacent to the DeForest Road right of way. The purpose of these photinias was to
provide a barrier to vehicular access to and from the alley and DeForest Road. As
you know from your review of the site and as show by the topographic contours and
elevations shown on the landscape plans, there is quite a bit of difference between
the elevation of the alley and the elevation of DeForest Road. As the alley is five
to six feet below DeForest Road, in reviewing this condition with staff, it was deemed
inadvisable to plant photinias at the bottom of the slope. The original intent of the
photinias would not be a realized and the potential saturation of their roots would
not allow for their survival. Instead what the plan proposes is that the area be
reshaped and grassed which in fact we have done.
Working with Ken Griffin and Payton Weaver on the DeForest Road drainage north
of Phase IIIB, we replatted the lots backing to DeForest Road by removing the alley
and converting to front ent~ lots. Under the replat, the property lines of each lot
go all the way back to the widened fight of way of DeForest Road. There is no
common area present. We have installed gabion walls right along the property line
with a earthen channel on the north side of the gabion wall. We will be
hydromulching the earthen channel to provide ground cover. As under the original
project approval, we intend for this area to be maintained by us followed by the
homeowners association which we have established for that purpose the documents
to which you have on file as part of the original project approval.

In accordance with the council's wishes, we have left the existing vegetation intact
wherever possible. We will be cleaning up and dressing up the existing vegetation
along DeForest Road in accordance with Mr. Wheland's instructions.
