Site Located at the Southeasterly Corner of
Ledbetter and Beltline Roads
In response to your December 15, 1989 memo regarding subject site,
please be advised as depicted on the attached copy of a part of the
latest National Flood Insurance FIRM (Flood Insurance Rate Map)
dated September 22, 1988, that all land in and around subject area
is within the Floodway of the 100 year flood. Therefore, a permit
can not be issued due to the fact that a structure or improvements
in a floodway will obstruct the flow of the flood water when at.
least the area is experiencing the 100 year flood.
Of course, this determination is made with the information
available. The FIRM has limited accuracy and is not compiled using
land surveying accuracy. While its doubtful, due to this site
appearing to be almost in the middle of the Floodway, a private
engineer/surveyor could be retained to determine with more
accuracy, the existing elevations and whether or not that property
(or parts of it) is above the base flood elevation (the 100 year
flood) or not.
Additionally, depending upon that determination, the private
engineer could run hydraulic models with the fence in the model and
determine whether the fence in question would obstruct the flow of
flood waters. Its likely that it will, but retaining the private
engineer is the only option possible to someone with property on
a floodway.
