P.c,x ~411 /Vco Dallas, TX 75229 RE: Drainage Easement for 137 DeAnn Meadows Stage I - DR 93-04 Dear Mr. Dundon: In accordance with the City of Coppell Storm Water Management Study, the City has retained the services of Albert H. Halff and Associates to design a drainage solution to an ongoing drainage problem in the vicinity of your property in Coppell. The first phase of this project is to construct a storm drainage system, with inlets, starting at the intersection of Meadow Run and Lansdowne proceeding in an easterly direction to the cul-de-sac at the intersection of Lansdowne Circle with DeAnn. It is anticipated that the addition of the inlets and storm drainage system will help reroute water from an ongoing flooding problem on Leslie near its intersection of Meadow Run and DeAnn. I have enclosed a portion of our Storm Water Management Plan showing the general location of the storm drainage system and some verbiage concerning the reasons behind the storm drainage system. Because of the location of the existing 6" sanitary sewer line that services the property on the north side of Lansdowne Circle, it is necessary to locate the proposed storm drainage system behind the back of curb on your side of the street. Because of the need to located the system behind the back of the curb, the City of Coppell has a need for a five foot permanent drainage easement and ten foot temporary construction easement. Obviously, this easement will encroach into your existing fence and storage building. The City will have a need to remove and replace your fence; however, there will be no need to relocate your existing storage building. The contractor will be able to work around the building during construction. This letter is written for informational purposes to inform you, as the owner of the property, that the City will be contacting you in the very near future to obtain a five foot permanent easement and a ten foot temporary easement for construction purposes. It is anticipated that the City will bid this project sometime in early fall and start construction shortly thereafter. Obviously, this timetable is based upon the willingness of yourself and the property owner at 138 Meadow Run to provide the City of Coppell with the necessary easements to perform the construction.
