This requirement was adopted to keep a large number of signs to be placed along a roadway on each lot where those lots are very narrow. The current regulations allow signs to be spaced so that they are a minimum of 150 feet apart. In order for a sign to be erected on a lot, the lot must be at least 150 feet wide. The Wendy's lot is 138 feet wide; therefore it is impossible for a sign to be erected on this lot and comply with the 75 foot side setback requirement. A variance from section 10-5-2 C of the sign ordinance will be required in order for the sign to be erected. BUDGET AMT. AMT. +/- BUDGET COMMENTS: AMT. April 16, 1992 City of Coppell Building Inspection Department Dear Sir: My client has an interest in development of Pad G and a portion of Pad E located in the Valley Ranch Plaza on MacArthur Blvd. south of Beltline Road in the City of Coppell, Texas. The City of Coppell has informed me that this property is presently zoned light industrial LI.S.U.P. which requires a signage setback of 15' on the front yard and 75' on the side yard. The subject property only has a total of 138.23 feet of road frontage, therefor, my client is requesting a variance for signage which will allow them to center the sign on the lot at 15' back from the right-of-way line of MacArthur.
