I. PLANNING DEPARTMENT COMMENTS:
1. We have revised our surrounding street names.
2. We have provided a legal description of the property.
3. We have revised the misspelled name.
4. We have shown all current zoning adjacent to the site.
5. We have provided a preliminary landscape and screening wall plan to
adhere to the primary image zone.
6. We have submitted a landscape plan and Tree Preservation Plan.
7. We have provided a lot and block number for the retail site.
8. We have clarified the 30' dedication.
9. We have provided appropriate street names.
10. We have submitted preliminary Property Owners Association Agreement.

We have shown the proposed medians of the future thoroughfare.
We are attaching twenty-six (26) folded copies, three (3) reduced paper
copies and one (1) transparency of each exhibit.
PUBLIC WORKS COMMENTS:
1. We have provided water and sewer demand flows.
2. We have eliminated the curves in the sanitary sewer lines.
3. We have provided the appropriate street names.
4. We have provided proper configuration for sanitary sewer line.
5. We have provided preliminary landscape and screening plans.
6. We will adhere to the Parkland Dedication Ordinance.
7. We have clarified entry features with the preliminary landscape and
screening wall plan.
8. We have provided appropriate easements.
ENGINEERING COMMENTS:
The alley configuration was originally constructed with Villages of
Cottonwood Creek, Phase III, and was accepted by the City of Coppell
and houses and drives are currently existing along the alley pavement.
Reconfiguration of this area will require coordination and approval of the
property owners along with creating a hardship to our property by creating
elimination of another lot. It should not be the responsibility of new
developments to improve or upgrade existing subdivisions to current
standards.
We have provided easements.
We have revised our street intersection along Coppell Road.

4. We will adhere to the current Escrow Ordinance or Impact Fee Ordinance
for major thoroughfares.
5. We have identified the variances to the center line radius requirements of
the street curvature.
6. We have added sanitary sewer service to the retail site.
7. We have revised our utility plans to accommodate for proper sanitary
sewer location.
8. We have revised our drainage plans to accommodate for offsite drainage
onto our site.
