There should be some contact with the people that currently live on Tanbark to eliminate the alley connection currently existing to Minyard Drive. This will create more efficient traffic control in the future, especially when the school site is constructed to the west. All easements should be shown on the face of the plat. 3 As previously stated, the street access to Coppell Road should be shifted to be more equally divided between existing Winding Hollow and Coppell Road. The proposed location will not allow a median opening in the future when Coppell Road is constructed. The median opening will be provided at Winding Hollow. 4. Escrow will be required for both sections of Coppell Road. The center line radius of all streets should be provided and if they are less than the minimum required by the Subdivision Ordinance then a variance will be required. 6. Sanitary Sewer service should be provided to the lot 12 retail site. The utality plans show the sewer lines down the center line of the street. They should be offset to the right-of-way. Village of Cottonwood Creek Section III plans show approximately 20 acres of off-site drainage coming onto this site basically between lots 9 and 10 of Block B. Please reevaluate those plans and reevaluate your drainage design to ensure that all off-site drainage is being adequately picked up and conveyed through this site. Please reevaluate those plans and your drainage design to ensure that the drainage is being adequately conveyed thorough this site. 10. It appears as though the drainage boundary lines between the various drainage areas have not been shown. Please make sure that the limits of all drainage areas are accurately shown.
