Dear Mr. Sieb:
Please fred listed below the responses to the Development Review Committee meeting which was
held on Thursday, August 4, 1994.
I. PLANNING DEPARTMENT COMMENTS:
1. We have reflected current zoning of the site.
2. We have reflected surrounding property ownership and zoning.
3. We have revised the cul-de-sac access abutting Parkway Boulevard.
4. We have included legal description of the property.
We have provided preliminary water and sewer and drainage layouts and
have coordinated with electric, gas and telephone.
We will be providing a solid mason~ 6' screening wall along Parkway
Boulevard and Coppell Road, along with appropriate landscaping as
required by the City of Coppell Streetscape Ordinance.
7. We have delineated floodplain on the plat.
It is our proposal to construct an 8' Hike and Bike Trail along with
construction of lake systems in the Denton Creek Floodplain.
We have identified any 8" or larger trees located on the developable
property.

10. We have provided preliminary screening wall and landscape plans along
Coppell Road and Parkway Boulevard.
11. We have provided the needed street names.
12. We have submitted a Preliminary Property Owners Association
Agreement.
13. We have submitted a I sndscape Plan and Tree Preservation Plan.
14. We have identified the alley along the eastern property line.
15. We have submitted a fomml letter of abandonment of alleys along the
Denton Creek Floodplain Area.
16. We have identified this document as a replat instead of a preFuninary plat.
17. We are attaching twenty-six (26) folded copies, three (3) reduced paper
copies and one (1) transparencies of each exhibit.
PUBLIC WOl~lCq COMMENTS:
1. We will be providing a 20' wide Hike and Bike Trail Easement along with
construction of an 8' concrete trail.
2. The Hike and Bike Trail location will be coordinated with the Parks and
Recreation Division.
3. The ParkLand fees will be paid subject to the original payment under the
original platting process.
4. The 12~ sewer line along the eastern property is adequate in size to
accommodate for their flow.
5. We have provided water and wastewater flow demands.
6. We have eliminated the curves on the sanitary sewer systems.
7. We have tied in all deadend water lines.
8. We have redesigned the street system to accommodate for the 90" storm
sewer system.

10. We have redesigned the alley configuration between Lots 13 and 14.
11. We will be providing solid screening along Parkway Boulevard.
12. We have redesigned the street configuration to provide for proper access
to the east and proper circulation to the west.
13. We have identified the minimum finish floor along Denton Creek
Floodplain.
14. We have redesigned the street configuration to provide for proper access
points into Parkway Boulevard.
15. We have identified the drainage across Coppell Road adjacent to Lot 13.

We have redesigned our street system to accommodate for the 90" storm
sewer system.
We have identified the drainage areas on the drainage map.
Our storm sewer systems will enter east to the proposed lake systems and
creek areas.
We have added manholes to the 8" sewer lines in lieu of cleanouts.
We will be connecting the 8" water lines to the system in Parkway
Boulevard.
21. The plat will be identified as a replat.
