Also, the Hike and Bike Trail should be constructed. Show Denton Creek. 6. 7. 8. 10. 11. Provide some type of access to the floodway easement/common area. An off-site easemem should be provided for the discharge of your drainage improvements adjacent to lot 13. The floodplain should be shown adjacent to lot 13. Escrow will be required for Coppell Road. All medians on Parkway Blvd. should be shown. The subdivision immediately east (Copperstonc) is showing alleys adjacent to lots 65 through 71. You should coordinate your lot widths and your alley locations with those proposed alleys. However, if your subdivision goes first you will need to coordinate the construction of the alley at the time of the construction of your subdivision. The alley location between lots 80 and 81 is on a blind curve for the street. Please reconfigure. Turn alley back between lots 13 and 14 to intersect the east/west street as opposed to the current location between 12 and 13. You are showing an alley adjacent to lot 6, which is adjacent to a cul-de-sac. The landscape treatment on the south side of Parkway had open screening adjacent to the cul- de-sacs. Some type of solid screening should be considered along this cul-de-sac to Village of Cottonwood ~reek, Section VI Preliminary Plat Page 2 of 2 (Engineering Comments) shield the alley. 12. It appears as though none of the streets on the east side of this subdivision that are accessing Parkway are accessing at a median opening. Therefore, you should consider your street that accesses Parkway at Hampton Court to be a collector street for traffic wanting to exit this subdivision and turn back to the east. Hence, it should be at least a 60 foot right-of-way. 13. Minimum finish floors should be provided for all lots adjacent to the floodplain. 14. The street configuration, access and cul-de-sacs in this subdivision do not lend themselves very well to traffic flow either with the existing streets on the south side or the existing median openings in Parkway. Some consideration should be given to providing different points of access to Parkway Blvd. 15. The Stormwater Master Plan shows a drainage system that would be adjacent to lots 12 and 13 and Coppeil Road to be picking up an off-site drainage basin of approximately 1500 cfs. Your drainage plans should reflect that system. 16. There currently exist a 90 inch RCP running north and south through this site. Your current lot configuration does not lend itself to homes being constructed on several lots due to that existing drainage system. I would request that you reconfigure your street so that a north/south street is more closely aligned with the alignment of the existing 90 inch RCP. Also, the existing easement appears to be 15 foot. Because of the size of the 90 inch RCP, a minimum 25 to 30 foot easement should be provided for the 90 inch RCP, if it is not located within a street right-of-way. 17. All drainage areas should be shown on the drainage map. 18. The existing 90 inch RCP and the proposed 30 inch RCP should be extended further north of the proposed lots so that they discharge directly into the existing creek. 19. Manholes should be provided at the upstream end of most of the proposed 8" sewer lines in lieu of the cleanouts. 20. The proposed 8" water lines should be connected in several places to the system in Parkway Blvd. 21. Does this need to be a replat of some existing lots or is it really a preliminary plat? Location is to be coordinated with the Parks and Recreation Division at 462-8495. The Parkland Dedication Ordinance will be in effect tbr this development. Dedication of 1.88 acres or a fee of $1,285.00 per dwelling unit is required at the time of final plat approval. Does the 12" sewer line located along the eastern perimeter of the property need to be larger as identified in the 1994 Master Plan? Please provide water, wastewater, and proposed demands and tlow. No curves are allowed in sewer. Tie in all dead ends as indicated on plan sheets.
