Final Plat
Dear Ms. Daneshmand:
We have reviewed the construction plans for the Dallas County Open Space
Program, Grapevine Springs Park Access Road, prepared by Dallas County Public
Works. The construction plans are in general conformance with the City's
Subdivision Regulations. However, a few items should be resolved, or at least
noted, prior to final acceptance:
The final plans should be sealed, signed and dated by a registered
engineer.
T~h~. subdivision regulations do not allow asphalt ~avinq_or parking.
However, it is our understanding t~hat t~is is a maintenanc~ project of
the existing facility, and therefore not considered "New Construction."
Confirmation of the proposed driveway culverts and culverts under Park
Street should be provided. Are they sized to adequately convey storm
water run-off from the Park site? ~ drainag~..area map included in the
plans would help that determination.
The plans call for additional 10 feet of right-of-way on the west side of
the roadway. Who is responsible f0racquiring that right-of-way? Will
the county provide plat & field note descriptions?
