Dear Ms. Daneshmand:
We have reviewed the revised construction plans for the Wynnpage Estates to
the City of Coppell prepared by Unzicker, Schnurbusch & Associates, Inc. In
general, most of our previous comments were addressed. However, the following
items should be corrected or addressed prior to final approval of this
project:
1. Final plans should be sealed, signed and dated by the design engineer.
2. Sheet 4 of 28, Note 20: It does not appear that Wynnpage Estates is
within the Coppell Municipal utility District No. 1, therefore, this note
does not apply.
3. Sheet 5 of 28: Sanitary Sewer Embedment shall be as per City of Coppell
Standard Detail Sheet SD-20, Type "4" Embedment.
4. Sheet 6 of 28: An additional storm sewer outfall detail has been added
to this sheet as requested.
Sheet 14 of 28:
a)
The plans do not include a median pavestone detail. We have
provided the design engineer with a detail to be included on this
sheet. (See attachment).
b) Denton Tap Road Pavement Detail: No. 6 Bars are to be dowelled into
the existing pavement on 24-inch centers.

Sheet 20 of 28: T~pe "B-l" embedment shown is not acceptable for
sanitary sewer embedment. Use City of Coppell Standard Type "4"
Embedment.
7. Sheet 27 of 28:
a) Existing Pavemen~ Connection: Replace No. 3 Bars on 24-inch centers
with No. 6 Bars on 24-inch Centers.
b) Left Turn Lane Detail: Median Nose is to be pavestone as per street
scape plan.
From a telephone conversation today with the developer's engineer, we have
learned that they have not been able to secure the required offsite easement
for construction of "Y" inlet shown at the end of Storm Sewer Line "D-i".
They are proposing a revision in the storm sewer plan in this area; however,
we have not yet received their revised plans. We have asked that those plans
be submitted to our office for review along with their submittal to the City
of Coppell.
We are enclosing the City's first marked up set in addition to our second
marked up set which identifies the above listed con%ments on the construction
plans. Please forward these marked up sets and co~ents to the Public Work
DRC Members for their review and cogent.
We have calculated the preliminary development fees for this project and have
provided a draft letter for your use. You should find that letter in your
Assessment Fees, Draft Letter file. The letter should indicate to the
developer's engineer that all appropriate fees shall be paid prior to final
approval of the construction plans and that paid receipts should be submitted
both to the Coppell Engineering Department and to Shimek, Jacobs & Finklea.
