Comments Regarding the White Glove Addition
Reestablish the left turn lane plant/landscape material as per City Park and Recreation
Manager.
Trees will be removed in a manner where they can be salvaged and reused. It is the
City's option to transplant the materials and the developer must notify the Parks and
Recreation Division prior to construction.
On-site storm system to be private as well as drain inlet at Sta. Al.
Explain on-site fire hydrant in public dedicated easement. Can the fire hydrant be in
the right-of-way within the easement? The fire hydrant can be 150' from the farthest
corner of the building.
Tap domestic water hydrant directly off main according to Fire Department
specifications.
Contractor should verity before construction, that Lone Star Gas has been notified and
approval received from Lone Star Gas for the sanitary sewer parallel to the 24" high
pressure line.
The proposed cleanout at Sta 3 + 31.61 does not meet the maximum standards of the
City of Coppell Standard Details which allows cleanouts to be separated from the
manhole.
The vacuum operation mt, st be fully contained and a decibel level be taken prior to
commencement of construction to be on file with the Planning Department and that
the decibel reading not be greater than 55 DBC during full operation of the facility,
that a screening wall is to be provided by the Applicant on the east side of the
property as shown on the site plan and if the level is above 55 that the Applicant take
necessary precautions.

The driveway has a divider for ingressing and egressing traffic and that the Applicant
will agree to take necessary alterations to the median cut deemed by Engineer.
Additional landscaping should be added at the rear to buffer the sound from the
adjacent neighborhood subject to the site plan.
