Central Expressway, Suite 300 Dallas, Texas 75231 Re: Final Plat and Construction Plans Waterside Estates Coppell, Texas Gentlemen: This is to advise you that our firm has received and reviewed the above drawings for conformance with the City of Coppell Subdivision Ordinance. We are recommending that the final plat be placed on the upcoming Planning and Zoning Commission agenda. Prior to the final plat being placed on the Coppell City Council agenda, however, the following items need to be addressed: 1. Street centerlines should have minimum radii of 425' Curves 1, 2, 4, 5, and 6 are substandard. 2. The cul-de-sac at Cypress Court can be shortened if you so desire. 3. For streets not intersecting at 90 degrees and at cul-de- sacs, please show stationing of curb returns. 4. Please provide landscape plan conforming to City of Coppell Streetscape Ordinance. 5. The 15 minute time of concentration for drainage does not appear realistic. Please review drainage design for a time of concentration of 10 minutes. 6. Prior to acceptance of the subdivision, the planned improvements for Parkway Boulevard and lake spillways should be in place. 7. How is the storm runoff from the west being handled? It appears that an additional inlet at intersection of Westwind Drive and woodmoor Drive is needed. 8. All sanitary sewer mains must be ductile iron or PVC. Horizontal curves in sanitary sewers are not allowed. 9. All water and sanitary sewer mains shall be 8" diameter minimum. 10. Clean-outs for sewer mains should be no further than 200' from the nearest manhole. 12. Please provide 2 inch diameter flushing devices at capped ends of water mains.
