Re: Water Distribution System Analysis
Business Development in Northwest Coppell
Dear Mr. Griffin:
As you requested, we have analyzed the City of Coppell's water distribution system to determine what
improvements, if any, are required to serve a proposed office complex in the noahwest portion of the City
near S.H. 121. We understand the proposed development will potentially house as many as 3,000 employees.
The Cybemet model Prop_97 .dwg was used for the analysis. This model is an existing model that includes
the Wagon Wheel Ranch elevated storage tank, Sandy Lake Road water line and increased demands to
include the Asbury Manor Addition, the anticipated 320 unit apartment complex and a high rise hotel. For
our analysis, the maximum day demand was set at 20 mgd and the maximum hour demand at 30 mgd. An
employee demand of 100 gallons per capita per day (gpcd) maximum day, and 158 gpcd maximum hour was
used to model the proposed office complex. This results in an additional maximum hour demand of 329 gpm.
Results of the hydraulic computer analysis indicate that the maximum hour demand generated by this
proposed development can be met with the existing. However, if a 3,000 gpm fire flow is to be considered in
this analysis, only 1,000 gpm at 20 psi can be provided to the site while maintaining a 35 psi minimum in the
remainder of the system. In order to provide the 3,000 gpm fire flow, a 12" water line is required along State
Highway 121, from junction node 101 to junction node 151 as shown on the current water distribution system
master plan map. This recommended water line is labeled as Line 1G in the City's 5-year Capital
Improvement Program map.
For fire protection purposed, we recommend this Line 1G be constructed and in service prior to development
in this region of the City of Coppell. We are available to discuss this evaluation and our recommendation
