Pate Engineers 8150 Brookriver Drive, Suite S-700 Dallas, TX 75247 RE: Vista Point II/Lot 4, Block A Construction Plan Review Comments Dear Mr. Dench: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General 1. Drawings SD-1 through El.0 should be removed from the submitted set. Additionally, Landscape and Irrigation Plans should be removed from the civil set. Those plans are not reviewed or approved by the Engineering Department. They should be submitted to the Building Inspections Department for approval. Dimensional Site Plan, Cl.1 I. A typical parking space should be nine feet ~vide by 19 feet long. Verify that the conditions of the zoning ordinance are met for any exceptions. Site Paving Plan, C1.2 1. Paving General Notes 6 and 16: Refer to the City of Coppell Standard Details for the minimum requirements for lime stabilized subgrade. List this requirement, or the requirement of the referenced geotechnical report, whichever is more stringent. 2. Paving General Note 8: Pavement section and construction details should be found within the City of Coppell Standard Details. 3. Paving General Note 10: Refer to the City of Coppell Standard Details in addition to the geotechnical report and NCTCOG standards. 4. The "Ex. Sidewalk" has not yet been installed. Coordinate the installation of the sidewalk. On-Site Paving and Construction Details, CI.3 and C1.4 1. All details on this sheet and in the construction plans, which are included in our Standard Details, should be removed from the plans. The only details to be included in these plans are details that are revised and specific to the project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. Grading Plan, C2.1 1. Verify that the elevations at the driveway tie-ins correspond with the actual field elevations of the new paving on the adjacent lots. 2. Grading Note 19: Moisture range should be 0 to +4% of the optimum moisture content. Drainage Area Map, C3.1 1. Show the existing storm-drain system in gray-scale on this sheet. 2. Runoff from drainage areas OS1 and OS2 should be collected and conveyed to the storm water system on site. 3. Add a column to the Drainage Calculation Table listing the discharge point for each drainage area. Utility Plan, C4.1 1. Show the irrigation meter and size on this sheet. 2. Show the fire lane on this sheet. 3. Show the location of the FDC on this sheet. The FDC should be within 50 feet of a fire hydrant and on the same side of the fire lane as the fire hydrant. 4. Fire hydrants should be spaced no more than 300 feet apart along the fire lane. 5. Add two manholes to the sewer lines at the locations indicated in the mark-ups. 6. Utility Note 12: Water mains shall be PVC C900, DRI4, Class 200 for lines that are 10-inch diameter and smaller. 7. Utility Note 16: Fire hydrants should be three to six feet behind the curb. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
