Water easements for the DDC's should be 20' x 20'. The DDC along Northpoint Drive should be placed inside the property line within an easement. 3. Coordinate with TxDOT regarding their plans to widen SH 121. Preliminary Drainage Area Map 1. Drainage calculations should be made using a rainfall intensity of 8.88 in/hr. 2. Will flows exiting the flumes be dissipated with rip-rap or other measures to prevent concentrated flows to the swale along Hwy. 121 ? 3. Obtain permission and/or the proper permits from TxDOT in order to drain the site to their ROW. Preliminary Utility Plan 1. The maximum of 300' along the fire lane between fire hydrants has been exceeded. Additional fire hydrants may be required. 2. The FDC should be placed on the same side of the fire lane as the fire hydrant and within 50' of the fire hydrant. 3. The DDC and water meters located along Northpoint Drive should be located on private property within a 20' x 20' easement. The domestic and irrigation meters should be served by the main before the DDC. 4. The water easement along Highway 121 should be minimum 20' x 20'. 5. Is a 2" domestic water service adequate for the proposed use? 6. Place a manhole at the property line where the sanitary sewer ties into the public system. Additional comments may be generated upon detailed engineering review.
