platting of two residential lots on 0.896 of an acre of property located at the
southeast comer of Sandy Lake Road and Dobecka Drive, at the request of Glen
Irby.

Plat:
1. The 20' Drainage Easement along the eastern property line of Lot 1 should be
continued along the eastern property line of Lot 2.
2. Remove the driveways and references to the driveways from the plat including Note 1
at the bottom of the page. The driveway locations should be addressed on the Site
Plan/Landscape Plan.
Water/Sewer/Drainage Plan:
1. Prior to the construction of the proposed utilities, the Engineering Department will
require a permit and additional engineering comments regarding utilities and street
repair will be generated. Impact Fees will be assessed during detailed engineering
review.
2. Show the location of the existing sewer service and detail how it will be abandoned.
3. Under the General Notes, change the references to the Public Works Department to
the Engineering Department and change "Arlington" to "Coppell."
Landscape Plan:
1. The note that suggests that the conceptual plan for the house plan and drive on Lot 1
is subject to change should be modified. The driveway approach should remain within
30 feet of the south property line of Lot 1.
2. Remove the 6' tall brick wall from the drainage easement.
3. Locate proposed trees outside of the drainage easement. Positive drainage should be
maintained within the easement.
