'February 9, 1996
Design Development Meeting
Attendees:
Ken Griffin - City of Coppell
Mike Martin - City of Coppell
Lee Allison - Rady and Associates/KHA
Greg Saunders - Rady and Associates/KHA
Jim Owen - Rady and Associates/KHA

The following issues were discussed at the meeting, most of which concern right-of-way, slope
easements, and walls.
A residence at the intersection of Sandy Lake Road and Heartz has a dog run along the
property line. The dog run may need to be moved.
· Rady should confer with GTE about placing a retaining wall on the GTE easement.
At the Lutheran Church, Sta 20+00, the proposed driveway will be 24' wide and moved
westward to avoid existing trees.
Where retaining walls occur on the north side of the road, sidewalks will begin 2.5' from
the back of curb.
· The comer "clip" at Trailwood does not encroach on the subdivision entrance wall.
· The east median nose at Trailwood will be moved further east to facilitate taming radii
of vehicles.
The City is to contact Rejoice Lutheran Church about new construction and slope
easement requirements.
· At Sta 49+50 on the north side of Sandy Lake Road, remove driveway from base
information; it no longer exists in the field.
· Extend 10' slope easement across Baptist Church property to Moore on the north side.
· The civil plans are to break on the east side of Moore Road for aid in readability.
Matchlines for both civil and landscape drawings will be the same on the final drawings.

The driveway for the residence at the southwest comer of Sandy Lake Road and Moore
Road may be moved from Sandy Lake Road to Moore Road. The City will look further
into this issue.
From Sta 56+00 to 60+00 (the strip shopping center at Moore Road) the existing
sidewalk can be used. The slope easement will be changed to an 18' landscape, sidewalk
and utility easement.
· An existing driveway has been left out of the plans at Sta 60+00. It will be added to
civil and landscape plans.
· The UPS/Food Lion adjacent property access driveway is to be reconfigured by Rady.
· Rady will remove southeast "clip" at Mapleleaf Drive.
· Rady will remove "clips" at Fountainview.
· For the hydraulic calculations of Moore Road, Hydro 35 is permissible; TP 40 has been
used; Composite "C" values have not been used.
· From Sm 10+00 to 17+00 the proposed wall must be faced in a manner reflective of the
character of Chaucer Estates.
Unresolved Issues:
· URG will check for landscaping conflicts/issues at Pecan Ridge Estates, Rejoice Lutheran
Church and residences at Meadowglen Drive.
URG will verify locations of Park Place si?age and check for landscaping
conflicts/issues.
