As you can well hnagine, the Coppell City Council is likely to be very enthusiastic about the
prospect of a major retailer locating in the city. It will be a first. Council should also be
excited to have Trammel Crow Company as the developer because of its reputation for high
quality. With that in mind, the City staff is prepared to cooperate with you in every possible
way to achieve long-term success for this project.
At our meeting in July, both Ken Griffin and I expressed concern over the building orientation~
You have not changed that, so I want you to have as much time as possible to reconsider. This
is a major concern, because in the future your site is likely to have limited at-grade access to
West Sandy Lake Road, while the most convenient access to the site from northbound S.H. 121
will be via southbound Royal Lane. Without a main entrance from Royal Lane, we believe
that the long-term commercial viability of the property will be in serious jeopardy.
By the end of next week, the Engineering Department and Planning Department will complete
a preliminary review of your site plan, as submitted. In the meantime I am sending you a site
plan review checklist, so that you can begin thinking about your complete submission materials.
Also, I am including excerpts from a copy of a recent report to City Council which provides
some architectural and landscaping guidelines.
