The orientation of the drawings should be consistent throughout the entire drawing set. 2. Show the location of the FDC on this sheet. 3. Be advised that the portion of Belt Line Road adjacent to the site lies within the Dallas City limits. The proposed modifications to the medians should be approved and permitted by the City of Dallas. Light standards in the medians may need to be relocated. Additional easements will be required based on changes made to the proposed water design. 2. Should the "Proposed Sanitary Sewer Easement (By Separate Instrument)" be dedicated by this plat? Preliminary Utility Layout: 1. The overall design of water and sewer for this site is based on the proposed utility design for Building "A," Lot 1, Block 1. Be advised that the following utility comments assume that Building "A" improvements are constructed prior to the approval of the project under review. 2. The 8" water line is considered a private fire line. An 8" DDC should be placed in a 25'X25' easement near the Belt Line Road property line at both locations where the 8" line tees off the 10" line. The proposed 6" DDC is not necessary. 3. Place an $" main-line valve mid-way along the fire line. (Minimum valve spacing is 500'.) 4. Show the fire lane on this sheet. Fire hydrants should be located 3'-6' from the fire lane. 5. Show the location of the FDC on this sheet. The FDC should be located within 50' of a fire hydrant and on the same side of the fire lane as the fire hydrant. 6. Provide a blow-off valve at the end of the 10" water line. Preliminary Storm Drain Layout: 1. Provide documentation indicating that the existing channel has the capacity to accept the flow from this site.
