Bentley, P.E. 4125 Broadway Blvd., Suite A250 Garland, TX 75043 RE: Wynnpage Plaza/Lots 2 &3, Block B Construction Plan Review Comments Dear Mr. Bentley: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Cover Sheet 1. Include a vicinity map on the cover sheet. Plat 2. Show private utility easements for all private utilities that cross property lines. 3. Should the 24' x 29.5' Access Easement also be platted as a Fire I.ane? (This easement is called a Fire Lane on the Site Plan.) Site Plan 4. Update the Site Plan to coordinate with the remainder of the set: Show the TXU easement in its entirety. The 24' Access Easement does not extend onto the property to the north and is not shown as Fire Lane on the plat. The configuration of the sidewalk shown on this sheet does not match the configuration in the remainder of the set. Grading Plan 5. Provide elevation information for the paving around the footprint of Building 2. The drainage from this area should not flow down the ADA ramps. Utility Plan 6. Locate the fire hydrant and FDC currently shown on Lot 2 to the parking island located on the east side of the 24' x 29.5' Access Easement. These should be placed within a private utility easement. 7. Show private utility easements on this sheet. 8. General Note 2: Water mains 10" and smaller shall be Class 200, DR-14. General 9. Submit a Paving Plan for review. I 0. The transition between the sidewalk and the band of stamped concrete across the driveway should be smooth and curved, as indicated in the mark-ups, instead of at right angles, as proposed. 11. Provide a Property Association Agreement between Lots IR, 2 and 3, Block B for the maintenance of shared utilities. Included in the agreement should be the maintenance of the lift station and drainage discharge points. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
