For ease of reference, the following are organized in the same order as your response letter. Cover Sheet: 1. A space has been added between "Belt" and Line" in the name "Belt Line Trade Center" per your request. Plat: 2. We are currently in the process of obtaining the offsite sanitary sewer easements by separate instrument. As soon as they become available, we will send them to your office for your review. 3. Two 20' x 20' easements have been added to the plat to accommodate the proposed double detector checks per your comment. 4. Per our meeting on January 31, 2006, a mutual access easement has been shown to provide access for the Shams Real Estate Partners' property. 5. The fire lane that runs along the northern side of the building has been moved closer to the edge of the curb in order to reduce the distance to the fire hydrants per your comment. Layout and Dimensional Control: 6. A Mutual Access Easement has been provided to allow the adjacent Shams Real Estate Partners' property with a median opening per your request. 7. An island has been shown within the trailer storage area and a the adjacent fire hydrant has been located with in it per your comment. 8. Enclosed within this submittal is a copy of the approved permit for median work in Belt Line Road per your request. 2405 MUSTANG DRIVE ! Charlene La Mattina, E.i( 1~ February 10, 2006 Page 2 of 3 Grading Plan: 9. Additional top of pavement spot elevations have been added to the drives connecting to Belt Line Road. Paving Plan: 10. The pavement hatching has been revised to show 8" reinforced concrete pavement for the entire fire lane per your comment. 11. An 8' band of stamped concrete has been added to all drive approaches along Belt Line Road. Accordingly, stamped concrete has been added to the legend per your request. 12. Paving Note 11 has been revised to the latest City of Coppell Standard Details for minimum lime stabilization requirements. 13. Paving Note 12 has been revised to state City of Coppell rather than City of Grapevine per your comment. Storm Drainage Plan: 14. Due to the erosion concerns, we have decided to go with 12" gabion mattresses in lieu of the rock riprap and filter fabric. In our opinion, gabion mattresses will help prevent erosion over a longer period of time. Please let me know if this is acceptable to you. 15. A 6" crushed stone base on top of a filter fabric sub-base has been added to the headwalls to reduce any shifting or damage to the storm drain system per your request. Water & Wastewater Layout: 16. The 8" water line loop around the building has been designated as private and accordingly the 15' public water line easement has been removed. A double detector check has been added within a 20' x 20' utility easement to each connection to the 10" public water line along Belt Line Road. The previous DDC has been removed. 17. Additional gate valves have been added to the private 8" water line loop per your comment. 18. The fire lane has been adjusted to accommodate the maximum 3'-6" spacing from all proposed fire hydrants. 19. This area has been redesigned per your request. 20. Per our meeting on January 31st, the 10" water line has been moved further northeast in front of Belt Line Trade Center Building "B". 21. The fire line layout is being reevaluated to incorporate the fire line lead-ins inside of the building in lieu of outside per your comment. The proposed public sanitary sewer line has been revised from a 6" to a 8" per the City of Coppelt's minimum specifications. 23. As discussed in our meeting, we did evaluated utilizing the existing public water and sanitary sewer lines at the northeastern comer of the Shake and Shingle property was not feasible at this time. 24. The fire lane has been included on sheet 13 per your request. 25. All utility easements have been clearly labeled per your comment. 26. The north arrow has been adjusted per your request. Erosion & Sedimentation Control Plan: 27. The hay bales have been removed per your request. Erosion & Sedimentation Control Details: 28. The Silt Fencing Detail has been revised to state only steel post shall be utilized. 29. The Entrenched Bale Dike Detail has been removed. Paving Details and Miscellaneous Details: 30. Since the contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times, only the details that are specific to this project have been shown. Please also notice that the additional comments in the mark-up set have been addressed. I have included with this letter two revised copy of the construction plans for your approval.
