Construction Plan Review Comments
Dear Mr. Bentley:
The City of Coppell has reviewed the revised plans for the referenced addition. These plans
meet our current minimum standards with the exception of the following items:
1. All details on Sheet C5 that are included in our Standard Details should be removed from the
plans. The only details to be included in these plans are details that are revised and specific to
this project. The contractor is required to have a copy of the City of Coppell Standard Details
on the job site at all times during construction. Refer to the mark-ups on this page.
2. Paving General Note 2: Include the City's lime stabilization requirement in the paving
descriptions. If it is your intention to not install a lime subgrade beneath your paving, a
written request for waiver must be made to the City. That request is generally approved for
private paving as long as the strength of the concrete is increased to 4000 psi or the thickness
is increased by one inch. Any paving within public right-of-way still requires a flex-base
subgrade.
3. Provide a copy of an executed Property Association Agreement between Lots 1R, 2 and 3,
Block B for the maintenance of shared utilities. The agreement should include, but no be
limited to, the maintenance of the lift station and drainage discharge points. The agreement
should be submitted to the Engineering Department prior to final acceptance of the work.
Once these changes have been made, please submit three sets of revised final construction plans
for the City Engineer's stamp and as many copies as necessary for your contractors' construction
operations. All contractors and subcontractors onsite must have a copy of the plans stamped and
approved by the City of Coppell.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This would include
dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For
all installations in public right-of-way, the City of Coppell charges a 4% fee. A check for
inspection fees made to City of Coppell should be submitted to this office along with a copy of
the contract(s) with the appropriate 2% and 4% calculations shown for verification purposes. If
