Construction Plan Review Comments
Dear Mr. Eckart:
The City of Coppell has reviewed the revised plans for the referenced addition. These plans
meet our current minimum standards with the exception of the following items:
Plat
1. The curve and line data tables as well as the curve and line labels have been removed from
the plat. These items should be included on the plat.
2. The 20' x 20' U.E. that lies between the southwestern most driveways does not appear to be
necessary.
3. Please add the note "Sidewalks will be constructed at the expense of the property owner
when deemed necessary by the City Engineer."
Paving Plan
4. Although Paving Note #11 was modified, the phrase "minimum byweight ofhydrated lime"
was left out. Please revise.
5. Bands of stamped concrete should begin at the property line and extend back onto the private
property.
Erosion & Sedimentation Control Details
6. Although the silt fencing detail was modified, references to wood fence posts remain in the
notes and detail. Please revise.
Once these changes have been made, please submit three sets of revised final construction plans
for the City Engineer's stamp and as many copies as necessary for your contractors' construction
operations. All contractors and subcontractors onsite must have a copy of the plans stamped and
approved by the City of Coppell.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This would include
dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For

all installations in public right-of-way, the City of Coppell charges a 4% fee. A check for
inspection fees made to City of Coppell should be submitted to this office along with a copy of
the contract(s) with the appropriate 2% and 4% calculations shown for verification purposes.
Please be advised that copies of the executed separate instrument documents for the off-site
sanitary sewer and water installations, as well as a copy of the approved permit for the median
work in Belt Line Road that lies within the City of Dallas, will be required prior to final release
of the Construction Development Permit.
And please note that once a copy of the NOI is received and permit fees have been paid, the
Early Grading Permit that has been applied for can be released.
