Reference: Comment Letter Dated: January 13, 2006 Vista Point II/Lot 4, Block A Construction Plan Review Comments Dear Ms. La Mattina: In response to your comment letter dated January 13, 2006, all issues have been addressed as per your request with the following responses to your comments: General 1. Drawings SD-1 through E1.0 should be removed from the submitted set. Additionally, Landscape and Irrigation Plans should be removed from the civil set. Those plans are not reviewed or approved by the Engineering Department. They should be submitted to the Building Inspections Department for approval. These sheets have been removed per your reques~ Dimensional Site Plan, C1.1 1. A typical parking space should be nine feet wide by 19 feet long. Verify that the conditions of the zoning ordinanca are met for any excaptions. AIIparkingstallshavebeenrevisedtorneetthe 9 feet wide by f9 feet long size requiremer~ Site Paving Plan, Cl.2 1. Paving General Notes 6 and 16: Refer to the City of Coppell Standard Details for the minimum requirements for lime stabilized subgrade. List this requirement, or the requirement of the referenced geotechnical report, whichever is more stringent. Perthegeotechnicalreportthet was prepared for this site by HBC Terracon (Report No. 94035248) "rigid (concrete) pavements may be placed on unstabilized compacted subgrade". Therefore, no lime stabilization has been shown forthe paving on this site. Upon request Pate can furnish a copy of this report. 2. Paving General Note 8: Pavement section and construction details should be found within the City of Coppell Standard Details. Note 8 has been removed. Note 4 has been modified to specify that all work shall adhere to City standards and specifications. Paving General Note 10: Refer to the City of Coppell Standard Details in addition to the geotechnical report and NCTCOG standards. Note 4 has been modified to specify that all work shall adhere to City standards and specifications. The "Ex. Sidewalk" has not yet been installed. Coordinate the installation of the sidewalk. This sidewalk is part of the contract forthe Vista Point II overall development and was depicted on sheet C4. f of the plans as prepared by Pacheco Koch and approved by the City of Coppell. We expect that the installation of this sidewalk will be enforced by the City of Coppell per the previously approved construction plans. All details on this sheet and in the construction plans, which are included in our Standard Details, should be removed from the plans. The only details to be included in these plans are details that are revised and specific to the project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. This comment has been addressed and all details which are included in City of Coppell Standard Details have been removed. Grading Plan, C2.1 1. Vedfy that the elevations at the driveway tie-ins correspond with the actual field elevations of the new paving on the adjacent lots. The existing spots shown have been field verified. Grading Note 19: Moisture range should be 0 to +4% of the optimum moisture content. Moisture range has been specified as 0 to +3% of the optimum moisture content to meet geotechnical report recommendations as referenced in comment number f of the site paving plan Cf.2 comments. Drainage Area Map, C3.1 1. Show the existing storm-drain system in gray-scale on this sheet. been added in gray-scale to this sheet. Existing storm drain has Runoff from drainage areas OS1 and OS2 should be collected and conveyed to the storm water system on site. Runoff from OS2 is in compliance with the overall drainage area map that was approved as part of the overall development plans as prepared by Pacheco Koch and approved bythe City of Coppell. Runoff from 0S1 has a post-developed ~OO year runoff of only 0.6 cfs and will enter the existing ~ 8" stub at the northeast corner of the property. Add a column to the Drainage Calculation Table listing the discharge point for each drainage area. The requested column has been added to the drainage calculation table. Utility Plan, C4.1 1. Show the irrigation meter and size on this sheet. Irrigation meter and size have been shown on this sheet. 2. Show the fire lane on this sheet. Firelane has been shown on this sheet. 3. Show the location of the FDC on this sheet. The FDC should be within 50 feet of a fire hydrant and on the same side of the fire lane as the fire hydrant. FDC has been shown on this sheet and is located at the southeast corner of the 6,004 square foot building. Fire hydrants should be spaced no more than 300 feet apart along the fire lane. Fire hydrant location and spacing are per the overall development plans as prepared by Pacheco Koch and approved by the City of Coppell.
