Construction Plan Review Comments
Dear Mr. Hauglie:
The City of Coppell has reviewed the referenced plans and has the tbllowing comments to offer:
Plat
1. l'he Name "Coppell Business Center IIl" shou}d be in parenthesis on the plat and throughout
the set. This will help indicate that this site was lbrmerly platted as Coppell Business Center
[II, although it is now being platted as Northlake 635 Business Park.
Dimensional Control Plan
2. The General Notes reference traffic control standards. Please indicate in the notes that no
lane closures will be permitted prior to 9:00 a.m. or after 4:00 p.m.
Grading and Drainage Plan
3. The surface drainage from drainage area 1 should not sheet tlow to the street. Pick up this
Water and Sanitao' Sewer Plan
4. Reconfigure the water line layout so that there is a main line valve between the DDC and the
service meters. Refer to the mark-ups for a sketch.
5. Show the run of the FDC line to thc building on this sheet.
6. Note #2 should be modified. Ali water mains that are 10" and smaller shall be Class 200,
DR-14.
7. }'lease verify that the landscaping proposed for the sanitary sewer easement along the north
side of the property will not interfere with the 12" sanitary sewer line that is in place.
Interference includes, minimally, disturbance of the line by root structures and restricted
access lbr maintenance.
Paving Plan
8. Paving Note 2: All concrete shall be Class "C," (3600 psi) per City of Coppell Standard
Details.
9. Paving Note 6: Saw-cuts shall be full depth.
10. Include the City's lime stabilization requirement in the paving notes. If it is your intention to
not install a lime subgrade beneath your paving, a written request for waiver must be made to
the City. That request is generally approved for private paving as long as the strength of the
concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within
public right-of-way still requires a flex-base subgrade.
11. ADA ramps should be constructed with this phase of development.
Paving Details
12. All details on this sheet and in the construction plans, which are included in our Standard
Details, should be removed from the plans. The only details to be included in these plans are
details that are revised and specific to this project. The contractor is required to have a copy
of the City of Coppell Standard Details on the job site at all times during construction.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
