CF-Justice Center-CS060315March 15, 2006 Michael S. Wilson, P.E. Teague, Nail & Perkins 1100 Macon Street Ft. Worth, TX 76102 Coppell Town Center Addition/Lot 1, Block 1 Coppell Police & Fire Renovation Construction Plan Review Comments Dear Mr. Wilson: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. The Engineering Department does not review or approve any plans other than the civil plans. Please provide only the civil portion of the set with future submittals. 2. A copy of the plat should be included with the civil plan set. Easements called out in the set should correspond to the easements on the plat. Otherwise, provide documentation of how easements were dedicated. 3. Please note that paving, in addition to water, drainage and flatwork construction, shall be in accordance with City of Coppell Standard Details. 4. How will fire protection and domestic water remain in service during construction? 5. The Dimensional Control Plans and the Utility Plans call for the removal and/or abandonment of some existing utilities. Please elaborate on how a utility will be abandoned in the event it is not removed (i.e.: water removed, filled with grout, etc.). 6. Water mains 10" and smaller shall be PVC AWWA C-900, DR-14, Class 200. 7. Show irrigation sleeves on the paving plans. 8. Ensure that TCEQ guidelines for separation are met in locations where water and sanitary sewer lines cross. 9. All details in the construction plans, which are included in our Standard Details, should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. (Refer to the mark- ups on this sheet.) Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
