Pate Engineers 8150 Brookriver Drive, Suite S-700 Dallas, TX 75247 RE: Vista Point II/Lot 4, Block A Construction Plan Review Comments Dear Mr. Dench: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Site Paving Plan, C1.2 1. Include the City's lime stabilization requirement in the paving descriptions. If it is your intention to not install a lime subgrade beneath your paving, a written request for waiver must be made to the City. That request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness of the concrete is increased by one inch. Any paving within public right-of-way still requires a lime subgrade. 2. The sidewalk shown fronting the referenced site is located within the City of Lewisville. This was permitted and inspected by the City of Lewisville. It is the developer's responsibility to satis~' the requirements of the City of Lewisville. Drainage Area Map, C3.1 3. Runoff fi-om drainage areas OS1 is not in compliance with the overall drainage area map that was approved for the site. Please indicate how flow from this drainage area will enter the existing 18" stub at the northeast corner of the property and detail any temporary inlets or measures that may need to be constructed. Utility Plan, C4.1 4. The site infrastructure installed at Vista Point II under the construction plans called "Vista Point Il, Paving & Utility Improvements" engineered by Pacheco Koch and approved by the City of Coppell was intended to tbrm a utility framework for the subdivision. Basic water, sewer and storm water stub-outs were provided to each lot. As each lot is prepared for construction, developers will be required to meel the Cily's minimum standards for subdivision. By ordinance, fire hydrants are required and should be spaced no more than 300 feet apart along the fire lane. They should be located three to six feet behind the curb. 5. The FDC should be remote (detached from the building), and located within 50 feet of a fire hydrant and on the same side of the fire lane as the fire hydrant. Please make the necessary' changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have an).' questions, please contact this office at your convenience.
