IHC (972)931 6?87 City of Coppell 255 Parkway Blvd. P.O. Box 9478 Coppell, TX 75019 September 8, 2005 Mr. Garreth Campbell Dear Sir, We have been asked to notify, you of the status of street and utilities construction fbr Hidden Valley Estates as it relates to the properly at 448 Hidden Valley. Currently the street and utilities are working satisfactorily with just one minor concern. During the installation of the screen or privacy fence along the back stone walt of the subdivision property, the phone line was cul. Verizon has repaired the line, but did not rebury the line and the cable is lying exposed on the ground on our property to the box. We have relayed this concern to Rodney Louviere and understand that there has not been any response to him from Verizon concerning this issue to date. We have also requested from Rodney a copy of the description of the lot next to us that includes some kind of notation that allows our mailbox to be placed in the easement in front of that property_ for our records should there be any question at a later date regarding our mailbox placement. The water meter for our house is also in the easement in front of that property as well and written assurance that this will not be any future ~ssue from an eventual homeowner would be appreciated as well be it a notation in the lot description or a lelter from the city stating that we are not responsible for that placelnent and would not be held responsible for moving it at a later date should a future homeowner dislike having it m front of their house Tire only other concern we have which does not relate to street and utilities would be the sidewalk extension 1o our driveway from the lots on both sides of our property. We would like some kind of written assurance that when those lots are built and the sidewalks are installed, that it would include the extensions to our driveway. Since those extensions are on our property, we are concerned that at the time of construction there would be possibly some question regarding responsibility for making sure that they are put in and who needed to pay tbr it. Other than these relatively minor concerns, we do not have any other issues with the street and ut/l/ties portion of the Hidden Valley Estates construction at this time. Regards, Chris & June Reed
