Schrickel, Rollins and Associates, Inc. 1161 Corporate Drive West Suite 200 Arlington, Texas 76006 RE: Creekview Drive Extension & Freeport Parkway ST 00-01 Dear Mr. Schnitger: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. Provide the new City logo on Cover Sheet. 2. Make the changes to the Council members' names as noted on the Cover Sheet. 3. Show the City's project number (ST 00-01) on the Cover Sheet. 4. Consideration should be made to adjust the grade on Creekview Drive as indicated on Sheets 2 and 3. If the grade can be raised, it would eliminate the need to grade on the south side of Creekview and possibly the construction of retaining wall. 5. Need to verify if the existing inlets on Creekview west of the proposed extension were designed to handle the additional 6 cfs. If not, then curb inlets may need to be provided near station 0+50. 6. The proposed radius for existing driveway on the south side, of the west end, may be difficult to construct since it may conflict with existing storm drainage junction box. The junction box may have to be adjusted. Please verify. 7. TxDOT pedestrian rails should be used at all locations which will require railing. 8. If a retaining wall is required on the south side of Creekview Drive, then consideration should be made to stamp and color the concrete retaining wall. 9. Show the location of the proposed driveways on the south side of Creekview Drive. You can contact Chuck Stark, P.E. with Graham & Associates at metro 817/640-8535 for this information. 10. Label the location of the proposed water line on the Paving Plan & Profile Sheets. 11. All curb ramps should be constructed as per T.A.S. (Texas Accessibility Standards) 12. An 8' wide brick paver band should be provided on Creekview Drive at the intersection of Freeport Parkway. Refer to City Standards for specifications. 13. The section of Freeport Parkway from Creekview Drive to Ruby Road is proposed to be constructed by Duke-Weeks Realty Corporation. Jack Evans can be reached at 972/235-3031. 14. All asphalt paving should be a minimum of 4" type B, 2" of type D on 6" of lime stabilized subgrade. 15. Label the location of the existing water line on Freeport Parkway on Sheet 8. 16. A storage length of at least 150' should be provided for the left mm lane for the driveway for Wagon Wheel Park. 17. A 5' sidewalk should be provided adjacent to Wagon Wheel Park. 18. An 8' wide brick paver band should be provided for the driveway for Wagon Wheel Park. 19. The minimum size for storm drainage laterals is 21" for Iow point inlets. 20. Show the 100-year hydraulic grade line (HGL) on all storm drainage profiles. 21. Storm sewer manhole junction boxes should be provided where storm drainage laterals join the main line. 22. A 30" RCP is proposed to be stubbed out to Creekview Drive on the east end by Duke- Weeks Realty Corporation. Please contact Jack Evans with Pacheco-Koch regarding this issue. 23. It is possible that there are some existing manholes on the west end of this project that will to be adjusted when this road is constructed. Please verify and provide a note to address this issue. 24. An air release valve should be provided at the high point in the proposed 12" water line. 25. The proposed 12" water line needs to be located as far away as possible from the proposed retaining wall on the south side of Creekview Drive. 26. Can the proposed 12" water line be constructed on the west end without conflicting with the existing power poles? 27. Provide a note on plans and/or specs that the contractor must provide test points on the 12" water line. 28. Add additional water valves as shown on the Utility Plan Sheet. 29. The connection of the 12" water line on Creekview into the proposed 12" water line on Freeport Parkway needs to be coordinated with Duke-Weeks' engineering firm Pacheco- Koch. Please contact Jack Evans for additional information. 30. Address the comments on Sheet 22 regarding the gabion retaining wall proposed on the north side. There are various other minor comments throughout the plans. When all comments have been addressed, please return these marked plans and two sets of revised plans to the City for review.
