GMbal Investors April 4, 2006 Ms. Charlene LaMattina C11Y OF COPPELL DEPT PO CiOX 9478 COPPELL, TK 75019 OF ENGINEERING RF.: COPPELL TRADE CENTER {SANDY LAKE ROAD) - FINAL ACCEPTANCE CERTIFIED MAIL Return Receipt Requested To Whom It May C'onccm• Our engineer, Macatee Engmeenng, is in the process of completing the Ongoing Erosion Control Plan as regmrcd by your Engmeenng department in order to obtain final sign-off and issuance of the Cemficate of Occupancy for Building C Below details our intentions for maintenance of the existing erosion control facilities and for future development of the site. • Future Development: We intend to begin development of the area shown as Buildings A and B on the approved Sitc Plan We anticipate commencing the construction plan preparation, submittal, review and approval process no later than Iuly 2006 • Restoration/Enhancement of Existing Erosion Control Measures: We will direct the existing crosron control measures to be restored and/or enhanced where needed according to the Ongoing Erosion Control Plan (dated April 3, 2006) prepared by Macatee Engineering. In consideration of the intended future development, we propose to remediate and enhance solely the measures for controlling crosron from surface runoff at this time. The remaining undeveloped areas which are disturbed during the intended development will be stabilized following construction • Course of Action for Dirt Pile along Sandy Lake Road: We intend to use the dirt m the pile ad~accnt to Sandy Lake Road during the aforementwned future development. We will prevent the dirt pile from eroding according the Ongoing Erosion Control Plan prepared by Macatee Engineering until the dirt pile is relocated. if the development process has not commenced by July 2006, we will proceed as stated in In Case Development is Delayed described below. • in Case Development is Delayed: In the event the intended development is postponed and the development process has not commenced by July 2006, we will remove the dirt pile from adjacent to Sandy Lake Road, and establish and maintain grass rover over the remaimng undeveloped portions of the referenced site This is to prevent erosion from both surface runoff and from wind. • Maintenance of Erosion Control Measures: We will perform the operations necessary to insure the erosion control measures -including silt fences, rock riprap and grass -arc functioning properly for the duration of their ownership "17iis includes imgating, reseeding and/or desilting areas where the crosron control measures arc insufficient or otherwise not functioning properly Should you have any questions regarding any of the items discussed above, please don't hesitate to contact our Construction Manager, Bennett Rathff of the Rathff Group.
