RE: Final Construction Plans for the Big Cedar Addition, Coppell, Texas
Dear Shohre:
Enclosed please find the revised construction plans for the above referenced project. I would like
to take this opportunity to address the review letter from Mr. Gary Hendricks dated November 18,
1991 as follows:
1) We have revised the Final Plat to include the 30 foot sanitary sewer easement as requested.
2) We have revised the Final Plat to include the floodway easement as well as delineate the fully
developed 100-year floodplain.
3) We have extended the 10 foot drainage easement through Lot 16.

We are maintaining the 2:1 side slopes for Lots 4 and 5. However, I have coordinated with
Mr. Hendricks on the issue. We intend to me a structural slope protection, which shall consist
of either an interlocking brick which allows vegetative growth through periodic holes, or a high
tensile strength plastic webbing such as Enkamat. In either instance we intend to plant a
dense coverage of ground cover such as ivy or honeysuckle to further supplement slope
stability. Finally, the Big Cedar Homeowner's Association is responsible for all slope
maintenance within the boundary of the Big Cedar Addition (with the exception of Lot 42,
whleh is to be dedleated to the Parks Department).

Mr. Home is coordinating the Harris Road construction sequence. This issue has been
discussed during City Council hearings and has never been moved upon by Council as a part
of the overall acceptance of the Big Cedar Addition. It is our understanding that building
permits are not tied in any way to this issue. However, this is not to say that Mr. Home is not
proceeding with Harris Road.. It is definitely in the best interest of the Big Cedar Addition
for the Harris Road construction to take place as soon as possible. Mr. Home is moving
forward with the issue.
6) Mr. Home has authorized Goodwin and Marshall, Inc. to prepare the abandonment documents
for the portion of Bethel School Road in front of the McDowell residence. We will structure

the abandonment to revert to a utility easement since we can not be sure as to the exact
location of the existing waterline. I have coordinated this approach with Mr. Hendricks.
As you are aware, council approved the plat with no alley behind Lots 37-41.
It is my understanding that the fees have been paid for this project.
I feel that all issues have been addressed in regards to the construction plans. If you have any
