Early Grading Plan Review Comments
Dear Mr Acker•
The City of Coppell has reviewed the referenced plans and has the following comments to offer
1 The title on the cover sheet should indicate that the set of plans >s for early grading only
2 Please modify the Sheet Index to reflect only the sheets that are part of this set.
3 Remove the Plan Approval Paragraph for City Engineer The engineering department will
provide an approval stamp at the time the plans are approved.
4 Silt fencing shall be wire backed and use steel posts. Please remove references to other
materials from the details.
5 Provide documentation from the owner of the borrow site indicating their approval of the
proposed removal of soil from their property
6 Provide a copy of the NOI to this office Ensure the protection of the borrow site m addition
to the main site, is addressed m the SWPPP The SWPPP should be available on-site for
review
Once these changes have been made, please submit three sets of revised final construction plans
for the City Engineer's stamp and as many copies as necessary for your contractors' construction
operations. All contractors and subcontractors onstte must have a copy of the plans stamped and
approved by the City of Coppell
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all dirt work. A check for inspection fees made to Crty of Coppell should be
submitted to this office along with a copy of the contract(s) with the appropriate 2% calculations
shown for verification purposes. If you have any questions, please contact me at your

Please be advised that the detailed engineering review process is an iterative process and two or
more iterations can be expected. Although the City would not object to issuing an Early Grading
Permit once the minimum requirements are met, consider the possibility of a time delay between
the completion of grading work and the issuance of the Construction Development Permit.
