Construction Plan Review Comments
Dear Mr Heischman
The City of Coppell has reviewed the referenced plans and has the following comments to offer
Plat
1 It appears that a line delineating the utility easement, which contains the water meters, is
missing from the plat. The line, shown on previously submitted versions of the plat,
corresponds to the dimension "19 79 "Please verify
2 Update the utilrt} company signature block to reflect ATMOS, Comcast, and TXU Electric
Delivery
Dimension Control Plan
3 Include the building square footage on this sheet.
4 Show the 5' minimum sidewalk along MacArthur Blvd
5 Include bands of stamped concrete at both driveways The bands should be a minimum of 8
feet wide and should be located on the private side of the property line
6 Provide dimensions for the parking spaces
7 Include easements and fire lanes on the sheet
Paving & Grading Plan
8 Include the engineered design for the retaining walls m this set of plans
9 The typical Paving Section should be modified to meet Crty of Coppell minimum standards
Paving shall be 3600 psi and reinforcement shall be #3 bars n 18" centers
10 Revise General l~TOte 9 All sidewalks should be constructed with the development.
11 Show the style and type of ADA ramps

Water & Sanitary Sewer Plan
13 Show the utility easements and fire lane on this sheet.
14 Verify the sizes of the utilities you are proposing to tie into
15 Construct an external drop for the connection to the existing manhole
16 Indicate the slope of the sanitary sewer service line
17 Show the location of the FDC and the FDC piping running to the pump room.
18 The domestic water service appears to be run from the DDC and the fire line appears to be
run from the domestic meter Please refer to the mark-ups on the plans for a better layout of
the water utilities
19 Include an isolation valve between the DDC and the domestic!irngation meters This will
prevent a water outage to the building in the event the fire line needs to be shut down.
20 Modify Water and Sewer General Note 14 to comply with Crty of Coppell Standard Details
for bedding requirements.

21 Show the location of the construction entrance
22 Steel posts and wire backing are required for silt fencing. Remove references to wood posts
from the details
