Construction Plan Review Comments
Dear Mr Bakmtas
The Cay of Coppell has reviewed the referenced plans and has the following comments to offer
Cover Sheet
1 Please modify the tale on the cover to reflect the platted name "Coppell 121 Office Park
instead of "Highway 121 Business Park."
Site Development Plan
2 The 4 parking spaces located on the adjacent property to the west are not coy eyed by any
parking or access easements Please provide permission from that property owner mdicat~ng
their agreemen*, to construct the proposed parking spaces on their site A copy of the parking
agreement that was requested during the DRC process would also be sufficient
Site Paving & Dimensional Control Plan
3 Include the concrete strength (3600 psi mm.), paving thickness (6" mm. for fire lane), steel
size and spacing, and lime stabilrzation requirement rn the paving legend
4 Replace the wheel stops with a device similar to a TXDOT Type III barncade An alternative
that uses orange and white reflective stnpmg and stands vertically would be considered.
Grading & Drainage Ylan
5 Prop ode a copy of your permit, or documentation mdtcating one is not required, from
TXDOT for the proposed work within the 'I'XIllOT easement. Please be advised that this
documentation will be required prior to the issuance of a permit by the City for the proposed
improvements

Revised Landscape Ptan & Tree Survey
8 Remove the landscape plans from the civil drawings The Engineering Department does not
review or approve these plans They should be submitted to the Building Inspections
Department for approval
Please make the necessary changes and submit these marked-up plans and two sets of revised
