The cover sheet should also include a vicinity map Please include a cover sheet on the next submittal. 2. The proposed water line circling the building is a private water line and should not be contained within a 15 -foot water line easement. Please modify the plat to reflect either a private water easement or no easement at all. 3 The dimensions called out on the site plan for the fire hydrant spacing should be measured along the fire lane and not a straight line from fire hydrant to fire hydrant. 4 The fire hydrant spacing should not exceed 300 feet as measured along the fire lane. Please revise your hydrant layout to meet our minimum requirements. 5 The minimum paving section for parking areas is 5" 3600psi concrete with lime stabilized subgrade If a waiver of the lime stabilization is requested the minimum thickness is increased by one inch. If you wish to persue the waiver, please submit a request and modify the plan accordingly 6 The detail sheet should reference the City of Coppell's standard details and only contain site specific details. The contractor is required to have a set of city construction details on the job site during construction 7 Please remove the tree survey, landscape and irrigation plans from the civil set, those should be contained in the Building Inspection plans. 255 PARKWAY * PO BOX 9478 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 8 When this project was approved by P &Z the commission requested the owner take action to minimize the amount of rutting and disturbance trucks are creating at the driveways adjacent to Royal Lane Please include an appropriate means of preventing any additional disturbance in this plan set. Please make the appropriate revisions to this plan set and submit two sets of plans with the attached mark -ups for city review The City of Coppell will require the submittal of as -built record drawings at the conclusion of this project.
