Construction Plan Review Comments
Dear Mr O'Donald
The City of Coppell has reviewed the referenced plans and has the following comments to offer*
1 The Name "CFC Addition" should be in parenthesis on the cover and throughout the set. The
primary name of this development should be Northlake 635 Business Park, Lot 2R, Block B
2 The pavement section for the fire lane shall be 6" concrete on 6" lime stabilized subgrade per
the City of Coppell Subdivision Ordinance This ordinance allows for a varience from the
lime stabilization with the addition of an extra inch of concrete Please revise the section to
indicate either 7" concrete or lime stabilization.
3 It has come to our attention that the owner of this property would like to leave the existing
water line in place rather than relocate it per the plans provided. The City of Coppell
strongly recommends that the line be located a sufficient distance from this proposed
addition In the event the owner decides to leave the line where it is the drawings will need
to be revised to rcf1cct that change VVe will also icuucNt a lettel rI'om flee uwipul
acknowledging that they have been advised to relocate the line away from the proposed
structure and that they understand the risk involved with leaving it in place
Once these changes have been made please submit three sets of revised final construction plans
for the City Engineer's stamp and as many copies as necessary for your contractors' construction
operations. All contractors and subcontractors onsite must have a copy of the plans stamped and
approved by the City of Coppell
All fees must be paid prior to release of this project for construction The City charges a 2%
inspection fee for all private construction outside the building's footprint. This would include
dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc that are private For
all installations in public right -of -way, the City of Coppell charges a 4% fee A check for

inspection fees made to City of Coppell should be submitted to this office along with a copy of
the contract(s) with the appropriate 2% and 4% calculations shown for verification purposes. If
