RE: Coppell Middle School West 2001 Additions, Renovations & Service Center
Construction Plan Review Continents
Dear Robert:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Service Center Plans -
1. All details should be in compliance with City of Coppell Standard Details. Any details
included in plans that are also within our Standard Details should be removed. Please be
advised that during the course of construction, the City will enforce our Standard Details,
regardless of what details are shown within the plans.
2. The most recent plat should be provided with the construction plans.
3. Sheet C2.7 — the proposed 5' flume should be discharged into the existing drainage way at an
angle as opposed to 90 °.
4. Sheet C2.9 — there is a comment to relocate a pond. The relocation appears to be on top of an
8" water line. Is this note an error, or is there actually going to be a pond built at this
location?
5. Show all existing proposed easements.
6. Sheet C2.10 — provide all hydraulic information for line A.
7. Sheet C2.12 — as previously stated, please remove details contained within City of Coppell
Standard Details, as we will enforce our Standard Details.
8. Sheet C2.14 — several of the notes are written on top of other notes making them difficult to
read, please revise.
9. It appears as though the proposed 8" water line around the new Service Center is to be
constructed as a fire line only. To be a fire line only and not contained within any easement,
you do need to provide vaults as it connects to the existing 8" water line. If it is proposed to
be public, then an easement should be shown on the proposed plat. Also, if it is to be public,
it should be extended to your southern property line so that the property south of the school
can tie onto it in the future.
10. When the constant changing on this school site between buildings, fields, irrigation and fire
protection, etc. there should be consideration given to making the entire water system private.

This can be easily accomplished by providing a vault and a high/low compound meter on the
two 8" water lines that connect to the 12" water line in Wrangler Dr. By making this
modification, all the interior water lines, irrigation lines, etc. would then be private. This
would eliminate the need for all the meters onsite to the various buildings and irrigation
systems. It would also eliminate the need for the double check and vault for the fire lines
going to the buildings. Once you have evaluated this comment, please contact this office to
discuss options further.
11. A valve should be installed on the relocated portion of the existing 8" water line, which will
allow portions of the existing line to be isolated for repair or maintenance while still
providing fire protection to the sprinkler system for the Service Center and water to hydrants
around the Service Center.
12. Need to provide a Fire Department connection for the Service Center.
13. All water lines crossing either existing or proposed sewer lines should be constructed per
TNRCC rules. This may require encasing either the water or the sewer line depending on the
situation.
Coppell Middle School West 2001 Addition/Renovations —
1. Need to include the correct plat.
2. Sheet C2.9 - our plans show the existing 8" water line to be located beneath the new
proposed drive approach on the west side of the parking lot. This may require relocating the
existing water valve.
3. Sheet C2.1 — the proposed meter for the new concession should be relocated closer to the
main line, and included within either the existing easement or a new easement before the plat
is filed. Again, all crossing of existing with proposed water and sewer lines should be as per
TNRCC rules.
