Pacheco Koch 8350 N Central Expy, Suite 1000 Dallas TX 75206 RE: Freeport North, Lot 4R Block A Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat - 1. The final plat should be included in the set. There is a copy in it now, but it was not as originally submitted. 2. The preliminary `'for pricing purposes only" stamps should be removed, the drawings should be finalized. 3. There is a fire lane easement on the plat tying into the adjacent property without an access easement connecting it to the street. Please address this concern. The plat for the Gulf United Addition shows an access easement much closer to the street. Please reference that plat and coordinate your driveway location with that one, or coordinate a new easement across that property to the proposed driveway location. Dimension Control Plan — 4. I have sketched an alternative location for that driveway to the south on this sheet, please see my mark -up and refer to the previous comment. Grading Plan - 5. The Grading Plan shows a stacked retaining wall. Walls greater than 4' will require an engineered design. Contractor will need to submit that plan to the City for review prior to constructing it. Drainage Plans - 6. The Drainage Area map does not show the offsite drainage coming from the south. You stub a pipe out, but there is no drainage area reflected and no drainage area calculated for that pipe. The areas to the west are cut off as well. Please correct the Drainage Area map and provide the information necessary for evaluation of the proposed stub out. 2', 5 P A R K IN A Y * P O A 0 X 4 ? Please verify the crossings and show them in the profile view. Water and Sanitary Sewer Plan - 8. The crossing of Royal Lane should be done by dry bore. 9. An 8" valve should be placed between the domestic tap and the fire vault on the 8" line. 10. We need a copy of the agreement for the shared private utilities on file with the City. Paving Plan & Details - 1 1. There should be a band of stamped concrete on the new driveway off Royal Lane. 12. Our minimum concrete strength is 3600 psi rather than 3000 as indicated in the notes. 13. There is no reference to lime stabilization; you need to stabilize the subgrade with lime or request a variance and increase the thickness of the concrete in the variance letter. 14. The driveway approach on Royal Lane should show the standards including lime stabilization or 6" of flex base in the ROW in lieu of lime stabilization. The plan simply calls out City of Coppell standards, but please state this on the plans. 15. There is some confusion in the legend between the 5" and 6" paving. The legend does not match the plan view. 16. Be sure references are made in the Paving Details to the City of Coppell Standard Details which the contractor and subs are required to have onsite. There is no reason to include details in the plan set that are the same as what we have in our details. Site - specific details can remain, but to eliminate any confusion, please remove duplications and refer the contractor to City standards. Erosion Control Plan 17. Inlet protection is required in the inlets adjacent to the site in Royal Lane. Please make the necessary changes and submit these marked -up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convenience.
