I have contacted them again about the report. The original walk through was 5/12/06 and I requested
the report most recently on 10/17/06. I called again today and requested the report. I was assured that
I would get a response within 24 hours. I'm not sure if the response will be the report or just a time in
the future when the report will be available.
The email included with this was interesting.

Dear Neighbors,
This is a reminder that tonight is the City Council meeting regarding the Town House development. The City
postponed this meeting twice already and by the looks of it many people were not reminded about tonight's
meeting so I am not sure that we will get the numbers as we did in last meeting. Since we at Georgian Place
Estates are the ones most affected, it is prudent that we show up to the meeting.
I would like to make you aware of a greater problem that will negatively affect us with the increase in traffic that
this or any other development will bring. While we may not be able to stop the development of our surrounding
area, we can take preventive measures to assure the safety of our homes, property and family.
The issue is that the City has proposed placing an 8-10 Sidewalk within the Georgian Place Estates Home
owner's Right of Way. With the increase in Traffic, the proximity of the sidewalk greatly enhances the probability
of home invasion and burglaries into our homes which in turn affects our property values due to the reduction of
safety and privacy.
Written in our Bylaws is a clause that prevents Georgian Place Estates HOA board from doing anything that
violates the safety of the home owners. Despite this, the City Engineer has refused to honor the Home Owners

petitions and has decided that he would only deal with the HOA Board which has not backed the homeowners
who pay the Taxes on this property. The City Engineer's claim is that they will be forced to cut the line of trees
along Sandy Lake road however; they will not allow a reforestation of this area. There is no guarantee that the
trees won't be cut down anyway. I have made numerous viable recommendations and showed viable
alternatives that allow the keeping of the trees or the reforestation of the area while keeping the sidewalk far
away from the homes and back on the Cities own ROW.
While there are alternatives to this issue, it is of my opinion that these alternatives remove the option of holding
the trees hostage as means of taking the Homeowners property and continue placement of the proposed
sidewalk within the Home Owners ROW.
I would like to see the City abandon the idea of placing a sidewalk within our ROWand again request the
Georgian Place HOA back the Home Owners. In 2005, we gave the HOA board a copy of our petition and
continue to request that you honor and defend our rights. While none of the HOA Board members own property
along Sandy Lake road, they do have an obligation to defend our rights as elected board members.
While we mayor may not be able to stop the building of Town homes, we can request the city to take
appropriate measures to respect our property rights, increase our safety yet keep as many trees as possible
and/or reforest this area with trees of equal or greater value. The current plan is to plant drought resistant plants
as you see on the east side of Denton Tap on Sandy Lake road. Far cry from what we have here today. The
development of the Town homes will greatly decrease the forested areas.
Tonight's meeting offers you the opportunity to raise this issue as it affects us with the increase in traffic. The
City Engineer claims that this is only a proposal but the budget will not be available for a redesign if we wait until
construction time. We must make this request now before the funds are exhausted.
Attached is a copy of our Petition signed by the Individual Home Owners in 2005. Please honor this request.

Hi all!
Just a reminder that tonight at 7:00 is the City Council meeting regarding the proposed townhome
development on the land near Wynnpage and behind MacDonalds.
For those of you that may be unfamiliar wlthis, the developer is proposing 122 townhomes. There is to
be a mix of 3 & 4 bedrooms, 3-car garages will be available. The developer says they will be priced in
the $250-$350K range. The plans/drawings are beautiful and appear upscale, but there are many

unknowns.
The developer says these townhomes will appeal to empty-nesters/retirees with disposible income
and are not likely to attract families. (Frankly, I thought people came to Coppell because ofthe
wonderful schools. I know that is why we came. So, I guess I question why someone would come to
Coppell and pay our tax rate if you don't have school-age children.) He believes the extra bedrooms
will be turned into workout rooms, media rooms and home-offices by the buyers.
Another fact worth noting is the development's entrance/exit.....there is only ONE and it is on Sandy
Lake.
There are many other worrisome details that need to be addressed and discussed at the meeting
tonight and perhaps some other alternatives. If at all possible, please make plans to attend this
meeting. Thanks!

We the residents and/or owners of property located adjacent Sandy Lake road in the
Georgian Place Estates Subdivision hereby sign this petition stating that we are not in
favor of and reject the proposal that a sidewalk be placed near the Northern Wall of
Georgian Places Estates along Sandy Lake Road. We request the sidewalk be placed a
minimum of20 Feet away from the Wall.
We request the City of Coppell and Georgian Place Estates Home Owners Association to
respect our wishes and protect and defend our rights and property. We do not conveyor
transfer ownership or any rights for the purpose of installing a side walk that could
potentially cause discomfort. creates noise or other conditions which tend to disturb
the peace. Quiet. safetv. comfort or serenity of our property.

the occupants of other Lots. There shall not be maintained any plants or animals or
device or things of any sort whose activities or existence in any way is noxious,
dane-erous. unsightly, unpleasant or of a nature as may diminish or destroy the
