and valuable consideration to the undersigned paid by the CITY OF
COPPELL, TEXAS, a municipal corporation, have granted and
dedicated, and by these presents does hereby grant and dedicate
unto the said CITY OF COPPELL, TEXAS all of that certain tract
or parcel of land more particularly described as follows, to-wit:

The dedication of the above described property is made to
the CITY OF COPPELL, TEXAS for the purpose of having said City
use the same for street/ utility right-of-way purposes.
TO HAVE AND TO HOLD the above described premises, together
with all and singular rights and appurtenances thereto in anywise
belonging unto the said CITY OF COPPELL, TEXAS, its successors

hereby binds themselves, their successors and assigns, to warrant
and forever defend all and singular the said premises unto the
said CITY OF COPPELL, TEXAS, its successors and assigns, against
every person whomsoever lawfully claiming or to claim the same or

and all encumbrances of record affecting the property covered
hereby and any and all things an accurate description or visual
inspection of such property might reveal.

BEING a tract of land situated in the Jesse Moore Survey,
Abstract No. 968, in the City of Coppell, Dallas County, Texas;
and being a part of a tract conveyed to Ervin W. Beal by deed
recorded in Volume 3294, page 470, of the Deed Records of Dallas
County, Texas (DRDCT), and being more particularly described as
follows:
BEGINNING at the intersection of the South line of Thweat Road
(50-foot ROW) with the East line of State Road (40-foot ROW, and
future Freeport Parkway);
THENCE, North 89° 02' 33" East, along said South line, for a
distance of 30.00 feet to a point for corner at the intersection
of said South line with the proposed East line of said State
Road;
