1.Drainage easement should be shown on both Lots 1 and 2 for the proposed drainage
systems and detention basins.
2.A property owner's Association should be formed to maintain the detention areas and
any other common improvements.
3.A minimum 20' x 20' Utility Easement should be provided for the proposed double
checks. If the double check coming off of Denton Tap Road remains in its current
location, then a larger easement than 20' x 20' will be required.
4.The typical "floodplain note" should be provided on the plat.
5.You will need TxDOT approval for construction within the S.H. 121 right-of-way for
your deceleration lane and also for the relocation of the existing inlets.
6.How is your brick screening wall proposed to go around the proposed culvert and
headwall at the north side of Lot 1?

7. Please be advised that you cannot tie your 8" sanitary sewer line into the existing 27"
sanitary sewer line, which is a City of Lewisville sewer line. The only existing sewer
line that you could tie into is along the north edge of Lot 1 or you can extend a sewer
line along the southern edge of Lots 1 and 2 to connect back to an existing City of
Coppell sewer line in Denton Tap Road.

1.The proposed sign should be removed from the existing 20 foot Utility Easement
adjacent to the north side of S.H. 121.
2.Consideration should be given to extending the fire lane eastward through the
parking area on Lot 1 and through Lot 2 to Denton Tap Rd. to provide for
appropriate fire lane circulation when Lot 2 is developed in the future.
