Proposed Medical Office Building
Dear Mr. Marvin:

A 12.36 acre piece of land located at the northwest corner of Denton Tap Road and the
State Highway 121 Bypass, Coppell, Texas (see attached map) is being considered for
potential development of a medical office building consisting of approximately 68,250
square feet.
Lauth Property Group requests that The City of Coppell provide a "Will SP~~e" letter
indicating that this project is within its service area and intends to provide water & sewer
service for this project. To aid in the coordination process, Lauth Property Group also
requests that a utility map or vicinity map indicating your infrastructure in the area and
the most probable connection point be provided. If you know of any issues regarding
capacity limitations that should be taken into consideration for this project, please let us
know so we can incorporate any restrictions into our design. Please send any
applications, load data forms, easement dedication requirements, development
agreements, list of utility company/contractor provided requirements, or fee schedules
that may be required throughout the process of design and construction. If there is an
individual or department responsible for coordination of temporary and permanent
service connections, please provide their contact information as well as typical lead
times for extensions of the service lines.
It is our intention to plan as much as we can in advance of construction so that we can
avoid complications down the road. We anticipate starting construction on this project
around February 2007. We would like to initiate any approvals through your office at this
