TH-1 with a Detail Site Han, to allow the development of 95 single
family dwelling units, and four common open space lots on 18.86 acres of
property located on the north side of Sandy Lake Road, approximately 400
feet west of the city limit line, at the request of Jason Rose, Haas Rose

1. The Preliminary Engineering Plans show the lot lines along the north side of Riverchase
Drive extension stopping about 45 to 50 feet from the north property line; however, the
Architectural Plans show the lot lines for those properties extending all the way to the north
property line. Which is correct?
2. The drainage shown on the Preliminary Drainage Plan at the intersection of Riverchase and
Sandy Lake does not appear to match the construction plan.
3. The floodplain should be shown.
4. On the Water and Wastewater Plan, single water and sewer services should be provided to
each lot, not double services as shown.
5. The stormdrain pipe between lots 17 and 18 should be extended all the way to the creek bank,
at least another 50 feet.
6. Architectural Plan Sheet S1 is very difficult to read because of the boldness of the line
weight. Please tone down so that information is more readable.
7. Please explain what the "right -of -way take back" is and more clearly delineate it on the plan.
8. There is an existing pond at the northeast corner of this property. The plans show that a
portion of that pond might be filled in with this development. Please explain whether or not
a Wetlands Permit or any other environmental permits have been obtained.
9. If development is proposed in the floodplain along the north and through the center of this
property, then a Floodplain Reclamation Study will be required and a Conditional Letter of
Map Revision issued before development.
10. Through the years, fill has periodically been placed on this site. The City will require
detailed density tests on all areas under public ROW. This may require the removal
and recompaction of some of the previously placed fill.
11. A traffic signal may be needed at Riverchase. You should perform a traffic impact
analysis to dtermine if a traffic light is needed. You should also evaluate the traffic
impact of Riverview on Sandy Lake.
12. Stamped concrete is required in street rights -of -way, not brick pavers.
