Box 619428 DFW Airport, Texas 75261-9428 RE: Bethel Road I / ST 99-OS Parcel 4 -Right-of-Way /Parcel 4E 1 -Slope Easement Parcel 4E -Part 1, Part 2, Part 3 -Temporary Construction Easement Dear Mr. Pyles: The City of Coppell is currently working with the engineering firm of TranSystems Corporation to design Bethel Road I, from the west City limits to Freeport Parkway. The project consists of the widening of the existing two-lane asphalt roadway to a four-lane divided roadway with improved drainage. The project is in the final design phase and the City is in the process of acquiring the right-of--way and easements necessary to construct the project. There are ten right- of-way parcels, three slope easements, and fifteen temporary construction easements to be acquired within the project limits. It will be necessary to acquire right-of--way, a 10-foot slope easement, and three l0- to 20-foot temporary construction easements on property owned by the DFW Airport. A minimum right-of--way width of 90 feet is required for afour-lane divided roadway. The existing right-of--way in the vicinity of your property is ±75 feet. Additional right- of-way will also be required at the intersection of Royal Lane and Bethel Road in order to accommodate aright-hand turn lane. It will not be possible to tie the proposed roadway elevations into the existing ground elevations within the limits of the proposed right-of--way on a portion of your property. A slope easement will be required in this area. The temporary construction easements will provide the contractor with sufficient work area to construct the roadway. The slope easement and temporary construction easements are not filed with Dallas County, so there will not be a permanent encumbrance on your property associated with these easements With this letter I am providing a copy of the right-of--way, slope easement, and temporary construction easement documents necessary for the construction of Bethel Road I. Please review the enclosed documents and let me know if you have any questions or if you wish to view the construction plans. Franchise utility relocations have started and more will begin once all of the right-of--way is acquired. It is anticipated that construction will begin in April 2004 Your consideration of this matter is appreciated.
