RIGHT-OF-WAY DEDICATION
CITY OF DALLAS
Being 0.588 acre tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the S.A. & M.G. RR Survey, Abstract No. 1439, and being a portion of
that certain tract of land to the City of Dallas, a municipal corporation, by deed recorded
in Volume 70059, Page 0880, of the Deed Records of Dallas County, Texas, which 0.588
acre tract of land, more or less, is more particularly described as follows:
COMMENCING at DFW Monument #30 found lying in the existing South right-of--way
line of Bethel Road (variable width right-of--way) common to the existing West line of
County Line Rd. (50 foot right-of--way);
THENCE, North 88° 52' 36" East, along said existing South right-of--way line of Bethel
Road, a distance of 270.57 feet to a 5/8" iron rod with plastic cap stamped "Transystems
Corporation" set for the Northwest corner of the proposed South right-of--way line of
Bethel Road, said corner also being the POINT OF BEGINNING;
THENCE, North 88° 52' 36" East, along the said existing South right-of--way line of
Bethel Road, a distance of 429.80 feet to DFW Monument #29;
THENCE, North 89° 03' 20" East, continuing along said existing South right-of--way line
of Bethel Road, a distance of 1131.48 feet to a reconstructed corner for existing Royal
Lane (variable width right-of--way);
THENCE, South 00° 15' 15" East, along said existing West right-of--way line of Royal
Lane, a distance of 40.89 feet to a 5/8" iron rod with plastic cap stamped "Transystems
Corporation" set for the Southeastern most corner of said proposed right-of--way line of
Bethel Road;
THENCE, North 46° 08' 04" West, departing said existing West right-of--way line of
Royal Lane (variable width right-of--way), a distance of 23.65 feet to a 5/8" iron rod with
plastic cap stamped "Transystems Corporation" set for angle point for said proposed
right-of--way line of Bethel Road;
THENCE, South 87° 59' S0" West, a distance of 118.80 feet to a 5/8" iron rod with
plastic cap stamped "Transystems Corporation" set for angle point for said proposed
right-of--way line of Bethel Road;
THENCE, South 89° 06' 09" West, a distance of 101.32 feet to a 5/8" iron rod with
